Little Beanit Farm Cottage is only 12 minutes from the NEC, Birmingham airport and Motorcycle museum and very accessible for the NIA, National Agriculture Centre at Stoneleigh and Warwick University. Situated on the outskirts of the village of Balsall Common the cottage offers you comfortable self catering accommodation in a farm setting. Set on a 120acre farm which rears Aberdeen Angus Cattle, the cottage gives you the tranquillity of country life. If you are interested in site seeing then we are ideally suited to visit Shakespeare country with Royal Leamington Spa, Warwick and Stratford upon Avon being within a 20minute drive from us.
The cottage is located just outside the village of Balsall Common, which offers many excellent facilities including pubs, restaurants, supermarket, deli, take-aways etc all within the village. Kenilworth greenway, an old railway line is alongside the cottage giving an ideal route by foot or mountain bike to Kenilworth and links to many other public footpaths that cross it.
Accommodation
The cottage is full of character with slopping roof upstairs and original beams and has its own central heating. It has its own garden with a patio area and barbeque for sitting out, and parking for 2 – 3 cars.
Ground Floor
The ground floor comprises of a homely kitchen which is fitted out with everything that you require including microwave, cooker, washing machine, dishwasher, fridge freezer, & iron. There is a spacious lounge with a log burner, Television with free view and comfortable sofas for relaxing on.
First Floor
Upstairs bedroom 1 is a bright spacious room which can accommodate 2 people with either a choice of twin beds or a double bed. Bedroom 2 can accommodate 2 people in twin beds. There is a separate bathroom with both shower and bath.
All bed linen and towels are provided and provisions for continental breakfast can be provided at an extra cost if required.
The cottage is non smoking.
The cottage is not suitable for wheelchair users due to its character
Well behaved pets may be aloud by prior arrangement (there is an extra charge for cleaning)
We can also arrange stabling for horses
The cottage is serviced only if you are staying over 7 nights.

Daily rate: £60 per night for 2 people. Extra persons £20.00 per person per night. Minimum stay 3 nights
Weekly rate: £470.00 per week
Deposit: Deposit of 50% is required on booking and full payment must be received at least 4 weeks before the date of arrival. After confirming availability and price, you can send us your payment either by cheque or by BACS bank transfer. Your reservation will be confirmed once we receive your deposit.
