Woodhayes Farm dates back to the 14th century. The farm is located in the parish of Luppitt on the edge of the Black Down Hills just below Dumpdon Hill, an Iron Age hill fort and is also located close to the Jurassic Coast (including the fossil hunters paradise of Lyme Regis).

Orchard barn was converted in late 2009. The accommodation was formerly used as a farm labourers cottage.

The barn consists of four bedrooms sleeping a total of 8 people.
There is also an additional sofa bed in the sitting room for 1-2 more overnight guest(s).

The cottage has been sympathetically converted using local materials. There is one bathroom with a bath and shower and one bathroom with shower.

The newly converted barn has been converted to all the latest building regulation standards, offering:

Under floor heating using a ground source heat pump. There is a contemporary kitchen and dining room. The living area is stylishly furnished and features a wood burning stove, television, DVD player and Internet connection.

Opposite the barn is a pretty apple orchard garden, which can be used at your leisure and includes BBQ facilities and garden furniture, with stunning views across the valley and up to Dumpdon Hill fort.

Woodhayes has for the last 50 years been a dairy and livestock farm, specializing in the rearing of beef and lamb. It was originally a producer of apples and cider and there are new plans to re-introduce Devon apple orchards to the fields in which these orchards once prospered.

South Devon and Dorset are on the doorstep as is Honiton, the antique capital of the South West with its bi-annual arts and music festival and the worlds premier collection of Honiton lace.

Enjoy the facilities of Orchard barn, the newly converted barn will comfortably sleep 8 with room for 2 more. There is a large orchard garden, where you can relax or have a BBQ.

The farm adjoins Dumpdon Hill Fort, which is a National Trust Iron Age fort; there is an excellent walk from the Orchard barn through the farm to Dumpdon. The Page-Turner family live close by and will be delighted to help you enjoy your stay here, by helping you get the most out of the farm and the local area.

Families, cyclists and walkers are welcome, dogs are welcome too.

We can offer boxes of assorted vegetables, which are grown locally, as well as local dairy products, for which there will be a charge.

Woodhayes Farm is situated 1½ miles north east of Honiton. Take Dunkerswell road out of Honiton, cross small bridge (Langford Bridge) over the River Otter. Please use the following postcode EX14 4TP. Please be aware that this post code will take you just short of your destination , to lower Shaugh Farm which is the next farm after Woodhayes.r. 150 yards turn right. Woodhayes Farm is the first drive on left.

ORCHARD BARN COTTAGE - BOOKING TERMS AND CONDITIONS
These Booking Conditions contain important information and set out contractual terms and conditions which apply to the booking you make with Orchard Barn Cottage. These booking conditions include some exclusions and limitations of liability and it is therefore important that you read them carefully

Contract
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent by post or email.

BOOKING
Your reservation will be accepted upon payment of a deposit of 1/3rd of the holiday cost. This will then be confirmed to you either by post or e-mail usually within 5days. The balance will be payable any time up to 8 weeks before the start of the holiday. If booking within 8 weeks of the intended holiday date, the whole cost is payable upon booking. Non payment by the due date may be treated as a cancellation. If it is, then the deposit will be forfeit. No booking shall be deemed to have been made until a booking form and remittance is received and confirmed. In the event of late booking the Booking Form must be handed to the owner on arrival.

BACS Wire transfer, Internet Banking, Credit Cards and Cheques.


CANCELLATION
In the event of a cancellation at any time the deposit is forfeited. If cancellation occurs within 8 weeks of the start of the holiday we will endeavour to re-let the cottage less a administrative charge of £75.00 but if unsuccessful you will forfeit the balance of the holiday cost . You are advised to take out cancellation insurance to cover this possibility. Cancellation insurance is set at 5% of the published fee.

ARRIVAL AND DEPARTURE
Your cottage will be available from 4 p.m. on the day of arrival. Please vacate the cottage by 10:00 am on the day of departure. Please advise us if you intend to arrive after 6 p.m.
MAINTENANCE / RIGHT OF ENTRY
We reserve the right of entry to the property at reasonable times to carry out any necessary repairs and maintenance or to inspect the property.
GUESTS
Occupation of the cottage and use of the facilities limited to guests named on the booking form. Should you wish to make alterations to the names or numbers of guests please ensure that you have our prior permission. We may refuse entry to the entire party if you fail to observe this or any other booking conditions. The person signing the booking form certifies that he or she is authorised to agree the booking conditions herewith for and on behalf of all other members of the party. The person signing the booking form must be an adult member of the party 18 years of age +. We provide cot / high chair free of charge for children aged 2 and under. Furniture may NOT be moved without prior permission of the owners..
PETS
Pets are allowed at the owners discretion, except for guide dogs or hearing dogs and this must be by prior arrangement. Our policy regarding pets is due to livestock in our surrounding fields, and is not discriminatory to pet owners in any way. Pets cannot be left unattended. Pets are not allowed upstairs or allowed on any furniture. Pets must be kept on leads at all times. Please clean up dog fowling in the immediate vicinity and farm curt ledge.
DAMAGE / BREAKAGES / LOSS / CARPETS/HIRERS OBLIGATIONS
Breakages/ Damages Loss/ Carpet Damage, MUST be reported immediately to the owners, FOR CARPET STAINES A BOTTLE OF CARBONATED WATER CAN BE FOUND UNDER THE SINK, PLEASE POUR ON IN QUANTITY ON RED WINE OR VOMIT TO AVOID PERMANENT STAINING, PLEASE ADVISE US OF CARPET STAINING ASAP AS OUR CARPET CLEANING COMPANY CAN CLEAN THE CARPET WITH THE APPROPRIATE CHEMICALS, DO NOT LEAVE IT, Broken items MUST be replaced by the hirer with similar or advised to the owner to enable this to be done at replacement cost to the hirer, attention to this condition would be appreciated. We do not normally charge for minor accidental damage and breakage. To authorise the owner to deduct from the hirer's debit/credit card as payment for damages or extra cleaning / breakages not declared at the time or on the Hirer's departure in accordance with the above.
LINEN
We provided linen and bathroom towels they must not be removed from the property. Please remember to bring your own beach towels. A change of linen will be provided for bookings two weeks or more. Cot linen is not provided, although emergency supply may be provided.
CLEANING / COMPLAINTS
Cottages are cleaned and inspected between lets. On arrival please notify us of defects within 24 hrs, failing which you are deemed to accept the condition of the property. By accepting our terms and booking conditions the client has agreed to leave the property including the Hob, Oven, Grill , Carpets and all kitchen appliances in the same clean and tidy condition at the end of the rental period as at the beginning.
PARTY BOOKINGS
Bookings from persons under the age of 25, or groups where the majority of the members are under the age of 25 are not normally accepted but consideration will always be given on receipt of full details. This policy is not to be discriminatory, but is to merely to protect our property.
PATIO/ BBQ
Garden furniture and BBQ equipment must not be removed from the premises. The BBQ MUST be left in a clean condition as found at the start of your rental period. A charge of £15.00 will be made to reinstate the BBQ to a clean condition if this is not done.
AT THE END OF YOUR STAY
Please notify us when you intend to check so that they may inspect the property before you leave to avoid any discrepancies .

Our Cottages and Facilities are strictly non smoking.
General Safety
While on the premises you are asked to observe the regulated driving speed, walking pace or less. Young children and animals are on site. please read"Fire Safety Notice"in the cottage information/welcome book. Familiarise yourself and your party with the exit route in case of fire.
Our cottages have hard wired smoke alarms. This will ring in the event of .
CLEANING / DAMAGE CONDITIONS
The Damage & Cleaning Sections of these conditions are to ensure that the high quality clients expect on arrival, are maintained between clients leaving and arriving.
Contract.
By signing the Booking Form you agree to the forgoing Conditions / Terms of Booking.
The contract is made on the terms of these booking conditions and is deemed to be made at The orchard barn Woodhayes Honiton Devon EX14 4TP. The Contract will be governed by English Law subject to the exclusive jurisdiction of the English Courts.
These Booking Conditions supersedes and cancels all previous issues
