Award winning, Family run, 3 Star Farmhouse Holiday Cottages on the south-western edge of the Peak District National Park. Breathtaking views over the valley, reservoir and beyond!

Two cosy cottages with open-plan farmhouse living featuring stone walls and original beams. Each sleep up to six people, one having a sofa bed accommodating two further people.

Across the courtyard the Roaches Tea Rooms serve food including Farmhouse Breakfasts, Cream Teas and more!

Coach House
Open plan farmhouse kitchen with comfy sofas, colour TV, large arched window affording beautiful views over the valley and the reservoir and beyond!

Ground floor twin bedroom with en suite with shower. An open stairway leads to the second twin bedroom with hand basin and shaving point. There is also a pretty double bedroom with beams, hand basin and shaving point. The feature of this room is the 'Minstrel gallery' overlooking the sitting room. The bathroom consists of bath, hand basin and wc.
With a sofa on the ground floor this holiday cottage will sleep a total of 6 + 2 people.

Smithy Cottage
A cosy cottage featuring stone walls and original beams. Well equipped farmhouse kitchen, sitting room with colour TV. Small reading area which leads to staircase. This cottage has a bathroom complete with over shower and hand basin with shaving point.

A double bedroom with a Four Poster Bed has views of the moors. The small twin bedded room affords views over the valley and the reservoir. With a ground floor room with bunk beds, this holiday cottage will sleep a total of 6 people.

Tittesworth offers a brilliant adventure area for children and fishing for all, whilst there are a large number of walks and climbing activities on and around The Roaches. There are many other attractions and places to visit within a few miles by car! Some of these attractions include both the Churnet Valley & Foxfield Railways, The Potteries with its Bone China Factory Tours and Outlets including Royal Doulton, Aynsley, Spode & Wedgwood.

Whilst Alton Towers is just 30 minutes' drive away, The Roaches and Tittesworth reservoir are on the doorstep. Tittesworth offers a brilliant adventure area for children and fishing for all, whilst there are a large number of walks and climbing activities on and around The Roaches. Directions
By Car:
Exit the M6 at Junction 15 (from the South) or Junction 16 (from the North) to Stoke on Trent (A500). Then join the A53 to Leek. The Roaches are on the Leek-Buxton Road (A53) just north of Leek. When in Leek follow the signs for Buxton on A53. Travel for about 2 miles, passing through Blackshaw Moor on a long straight road, watch out for the mobile Speed Camera. On leaving Blackshaw Moor take the left turn to "Upper Hulme" just after the "millstone" Peak Park entrance sign where you should see a White Teapot Sign - follow these signs. Turn left at the fork and we are 1/2 mile, through Upper Hulme, past the Garden Centre and up the Bank to the Roaches. Paddock Farm can be found on the left hand side just after the 'restricted parking' signs. There is ample parking facilities for guests.

Smithy Cottage (Sleeps 6):

Short Breaks from £146.25 upwards.

Coach House (Sleeps 6+2):

£375.00 (Low) to £595.00 (Peak).
