Converted from 18th century farm buildings into superb accommodation, you can relax and unwind in a wonderful, peaceful setting. We are surrounded by some of the most spectacular countryside in the Peak District National Park.

Lush, tranquil dales and wild romantic highlands can be explored on foot, horseback or by car. The Manifold Trail runs below Swainsley Farm (with easy access for pushchairs or wheelchair users) and offers 9.5 miles of excellent cycling. Fishing, pony trekking, water sports and cycle hire are all available locally.

The less adventurous may just want to stroll through fields into Dovedale, walk along the banks of the Manifold River or visit some of our pretty villages with their lovely old churches and ancient inns. Village shops are close-by and there are some wonderful places to eat.

Alton Towers, Matlock Bath and Chatsworth are within 15 miles. There are many National Trust properties, country houses, gardens and family attractions in the area.

COACH HOUSE: sleeps 6 3 bedrooms 4 stars.
Spectacular views. A lovely detached cottage popular with honeymooners and families. Magnificent beamed lounge with open-tread stairs to romantic gallery bedroom. Hall.

Farmhouse-style kitchen/dining room. Twin bedded room. Bunk-bedded room. Bathroom/WC with over bath shower. This cottage has some facilities for wheelchair users and visitors with limited mobility

HAYBARN: sleeps 4/5 2 bedrooms 5 stars.
Superb barn conversion with beamed interior. Fantastic views. Lounge, large farmhouse-style kitchen/dining room.

First floor: double bedroom leading to twin-bedded room (ideal for families with small children), Z bed for 5th person, new deluxe bathroom/WC with over bath shower.

OLD BYRE: sleeps 2 1 bedroom 5 stars.
Cosy and romantic cottage with wonderful views. Beamed, open-plan living/dining room and kitchen with attractive rugs on terracotta tiles.

First floor: lovely double bedroom and new deluxe bathroom/WC with over bath shower.

Each cottage has a dishwasher, Wm/dryer, microwave, fridge, freezer, TV and DVD.

Bakewell, Buxton, Ashbourne and Leek all only 15- 20 mins drive away.
Each cottage is spacious and well equipped.
Twin beds can be made into doubles.

With the exception of a gallery bedroom, the Coach House is all on the ground floor (including downstairs toilette/bathroom and bedrooms). The cottage is very spacious. Parking is very close to the cottage

We provide bed linen plus hand, bath and kitchen towels. (We do not provide cot linen -visitors are requested to bring their own).

Their is a large courtyard and two small paddocks with amazing views. We provide garden furniture, barbecues and loungers.

Directions
Visitors coming North on the M1:
We suggest you avoid Derby by taking exit 23A onto the A50 and then the A515 to Ashbourne.

Visitors approaching from Leek or Ashbourne on the A523:
Turn onto the B5053 at the Green Man public house and pass through Onecote village. 1.5 miles past Onecote take the second turning on the right into Butterton. Drive through Butterton to the far edge of the village and bear left towards Hulme End. We are located 0.75 miles down this lane on the right. The entrance to our driveway is clearly marked.

Visitors approaching from Bakewell, Buxton or Ashbourne on the A515:
Turn onto the B5054 and pass through Hartington to Hulme End. At the Manifold Inn turn left and after 400 yards take the first right onto a very narrow lane. After 1.5 miles a hump backed bridge takes you over the Manifold River . Carry on up the hill towards Butterton for about 200 yards (going past the gates of Swainsley Hall) and the entrance to our driveway is clearly marked on the left.
