Oak Tree Cottage, once a farm workers cottage has been tastefully refurbished into a delightful holiday cottage full of character perfect for a relaxing holiday in the West Somerset countryside.

The cottage is situated on our farm – Higher Langridge Farm - just 2 miles off the A396 at Exebridge, a pleasant drive on a quiet country road quietly tucked away on the southern edge of Exmoor near Dulverton.

A working farm of some 250 acres with sheep and cows. The surrounding landscape is best described as picturesque, undulating countryside with ancient woodland and preserved hedgerows populated by elusive red deer, the occasional roe deer, foxes, badgers and owls.

The nearest pub is 2 miles away - the Anchor Inn at Exebridge beside the River Exe. There is a village shop, petrol station in Brushford 2 miles.

Trout and coarse fishing are available at the Exe Valley Fishery in Exebridge. The popular Exmoor town of Dulverton is 4 miles with independent shops, galleries, tea rooms, pubs and restaurants.

Leave M5 jct 27 A361 to outskirts of Tiverton:
At roundabout take last exit for Exmoor, Dulverton, Bampton A396. Continue to Exebridge (signed Dulverton) approx. 10 miles. Turn left at roundhouse past the Anchor Inn over bridge 200 yds take left immediately after end of speed limit signs onto minor road signposted Oldways End, South Molton. After 2 miles farm lane (Higher Langridge) on left.

Our prices include central heating, hot water, electricity and first basket of logs for the wood-burning stove.

Terms and Conditions: A non-refundable deposit of a third is required at the time of booking or within five days of making a reservation. Deposits are non-refundable and if you cancel you will be liable to pay the balance if we are unable to rebook the cottage. You are strongly advised to have appropriate holiday cancellation insurance in place. No reservation will be treated as confirmed until the deposit has been paid. Payments can be made by cheque to M.J & G.M Summers or by credit/debit card over the telephone. The balance is payable in full a month prior to the date of arrival. If a booking is made within a month of the date of arrival the whole cost must be paid immediately. All prices are inclusive of VAT.

Oak Tree Cottage is normally let from Friday to Friday.
Short breaks are available November to March minimum stay 2nights and any other time at our discretion on a last minute basis.

The cottage will be available from 4.00pm on the day of arrival until 10.30am on the day of departure.
