Ideal country retreat for a large group. Five double bedrooms; Master bedroom suite, includes a bedroom, dressing room-sitting area, with terrace and en-suite bathroom with bath and shower.

Two further bedrooms en suite.

Upstairs there are open views to the front, overlooking the valley of the Eye Water and there are views of fields to the rear, often with cattle wandering close by.

Downstairs there is a huge living room (10m x 4.6m) with an electric piano, stereo with ipod/ mp3 player connection, a TV room with free satellite TV and radio channels and a widescreen TV.

A dining room and a large dining kitchen, as well as a cloakroom and a toilet. The house is decorated and furnished to a high standard, including a range of toys, books, DVDs, CDs and other entertainments. Broadband Internet access is available free. There is an excellent mobile phone signal on most networks.

Private and well-screened terraced garden of about 1 acre, with a large patio area to the front of the house. There is a large gravel area to the side of the house, with parking for at least eight cars.

Wildlife including many rabbits, foxes, a pair of buzzards and the rookery they prey upon, herons, hares and roe deer.

The quiet back road is suitable for walking or cycling. The Southern Upland Way is close by and can be accessed up the back road, or 2 miles north on the A1.

Within half an hours drive there are beaches, including surfing at Coldingham and Pease Bay, seaside towns, ruined castles and country walks, as well as many golf courses and public swimming pools (in Duns, Eyemouth and Dunbar).

Edinburgh, Berwick-upon-Tweed and the Borders towns of Kelso, Melrose and Galashiels are within an hour’s drive.

It is also a great area for walking and birdwatching. Serious birdwatchers will head to St Abbs Head, or almost anywhere else on the coast. Or you can just spot the many birds in and around the garden, or watch the raptors and gulls hitch a lift on the thermal updraft above the valley.

If you want to walk from the door rather than drive at all, then we suggest either heading up the back road to Abby St Bathans and the Southern Upland Way, or crossing to Grantshouse, taking the road up through the village past the Community Hall and then following the footpath signs up over the moor.

Directions
Grantshouse is by the A1, the main road between Edinburgh and England. Do not turn into the village, but take the signposted road to Duns. After the bridge take the next right signposted to Butterdean and Quixwood, House is large house high up on the corner. Turn left up the drive.

Pricing and Opening Times
Seasons Open: Spring, Summer, Autumn, Winter.

£1,000 per week for full occupancy. Short breaks from £250 per night for the entire house, with flexible starting days, subject to availability.
We can also accommodate smaller parties at reduced rates by arrangement, with some of the bedrooms closed.

A refundable security deposit of £1,000 is required, which will be returned on departure, unless the house requires extraordinary cleaning or repair.
